Phase 1

Phase 2
PlannedThe section of the site to the west, and south, of phase 1. Taylor Wimpey have submitted plans to build the whole of this phase, but the application has not yet received final planning approval — highways officers have objected to the proposed density. Work is unlikely to start before 2027.

Phase 3
PlannedThe final proposed section of the development, on land between the waste management site and Skelton Lake. The land is now wholly owned by Evans, who have submitted an application to clear the site. Details of any housing plans are yet to be confirmed.

Community Facilities
Non-housing parts of the development planned for the estate.
Primary School
PlannedLand south of Pontefract Lane is reserved for a new primary school. Under the planning agreement, once the estate reaches around 300 occupied homes the developer must offer the school land to Leeds City Council for £1, and the council then has 12 months to decide whether to take it up. The decision rests with the council and there is currently no confirmed timescale for a school being built.
Local Centre
PlannedA local centre is planned south of Pontefract Lane, including a retail unit of around 25,000 sq ft (supermarket-sized) which is currently up for sale, along with a proposed GP surgery and community centre. No occupiers have been confirmed yet (July 2026).
Hill Park
PlannedA larger public park planned for the area towards the south of the estate, running underneath the electricity pylons there, promised for completion by the end of 2027. A separate smaller park is also planned off Kielder Crescent, opposite Buttermere, on the Avant side of the estate.
